Are you not requesting your deposit back from the scheme? There is a process to follow if the landlord is refusing to cooperate.

What USAID actually does:

  1. USAID buys 2 billion dollars in food commodities from American farmers.
  2. USAID opens markets and creates security for US Medicaid, Medicare, construction projects that are now shut down with the federal freeze funding.
  3. 52,000 jobs are lost with USAID closure. There are private sector jobs not government jobs
  4. Food shipments are sitting in ports getting ready to rot because they can't send it anywhere.
  5. Health clinics and soup kitchens are closed in 120 countries.
  6. Eboa in Uganda is surging without our doctors to help stop it from spreading worldwide, including to the USA, drug resistant TB treatment has stopped and if this version of TB spreads we are all in trouble.

Should I file a homeowners insurance claim?

My and my husband’s (late 30s) bikes were stolen from our garage last week. Fair market value for the bikes is combined about $3,500. Replacement cost is combined about $9,000. Our homeowners insurance should cover replacement cost less a $1,000 deductible, but if we file a claim our premium will increase. Our home value is $850,000 (not sure if that’s relevant) and I read that crimes like theft will really increase your premium because it shows you live in an unsafe area. The area is considered very safe but thefts have been happening. Question is, from a long-term financial perspective, should we file the claim and deal with the increased premium (the company won’t tell us how much it would increase) or not and keep our current premium? We do not need the insurance proceeds to replace the bikes.

Top Comment: I wouldn’t file a claim for this. In my state (CA) we are having a complete insurance meltdown, and they absolutely are finding any reason to cancel. It can be very difficult to find a replacement policy. I have a client who lost their insurance six months ago and their rates literally jumped from $3200 a year to $6500 (1.2 million dollar home). If you decide not to file a claim for this, I would consider raising your deductible to something like 5K and just accept you’re going to self-insure for anything below that.

Leaky ceiling and RACV Home Insurance denied claim whilst making more damage.

Just wanted to share my recent experience with RACV house insurance. After last night's deluge of rain I am in a pretty anxious place with water leaking through my ceiling and RACV bring responsible for making it worse.

I have had a leak in my roof and put in a claim with RACV Home Insurance. It was a section of the ceiling that had become water logged and leaking inside. As part of the process they sent over someone to "make safe" the area for inspection. They placed a large piece of wood across the ceiling and taped plastic all around the leakage. To add the wood they made holes in the ceiling to locate beams to screw the wood into.

RACV has since denied the claim, essentially citing something along the lines of "not accidental. pre-existing condition". That is what it is but are refusing to fix any of the damage they have inflicted in the process. The "make safe" they did now traps the water in plastic and has made a larger part of the ceiling now wet and sagging.
Repeated conversations with them have just been about they won't fix this. I appreciate they won't fix the roof but at a minimum my ceiling should be restored to where it was before they denied my claim.

I'd appreciate any advice.

Finally, every time it comes to renewal and they jack up their premiums, I call them to challenge and they give the line, "we do like to remind our customers we pay out more than others". They don't, and the whole multiple policy and membership benefits they claim is a scam. Just don't use them. Find a cheaper alternative.

Top Comment: I'm not sure about the denial of your claim, But your request to "return the ceiling to before the make safe works" is unreasonable It's just not possible, and isn't a good idea anyway. Bottom line - your ceilings fucked one way or the other. Getting them to remove the tape and board is a waste of everyones time and achieves nothing. You could also do it yourself if you really wanted but again, not advisable.. Here's what I would do. Cut a hole in the ceiling, and get the water to drain directly into buckets instead of fucking up more of the ceiling. Then get on the roof and see what's wrong, see if you can fix a tile or two. If not, tarp over the area until you can get it fixed.
